The City of Yucaipa has adopted Design Guidelines. The Guidelines are intended to be used as a tool for all new construction, renovation and modification projects, and to provide direction on topics such as site planning, building massing and elements, building frontages, architectural design, entrances, exterior materials and colors, landscaping, utilitarian/mechanical elements of building design, etc. The purpose of this information is to provide clear and easy-to-understand direction for developers, architects, and designers for their consideration as they develop their project design, and encompasses commercial, industrial, multiple-family, and single-family projects, and includes policies, ideas, and visual images.
The Guidelines are arranged to contain four different sections: non-residential, multiple family residential, single family residential, and public realm. The Guidelines have been created to allow flexibility to suite individual projects, but also includes objective standards where applicable for certain types of projects. The Guidelines use the terms “shall” or “should” when referring to various design concepts. The use of “shall” implies that the particular guideline is mandatory, and provides the objective design standards that apply to accessory structures and multiple family housing projects. The use of “should” is more suggestive, where flexibility is provided for a specific project, and can be evaluated by the degree to which the project demonstrates substantial compliance with the intent of the Guidelines.
